A finish buyers feel, but never name.
Privacy film on the primary suite. Solar on the west wing. UV on the art wall. Installed before close, so the buyer walks into a home that is complete.
Specified for the way you actually work.
Three things the luxury real estate professionals we work with tell us matter most. We built the engagement around them.
- 01
The 24-hour quote
We turn around scoped quotes within one business day so they fit inside a close timeline. Walk-through Tuesday, quote Wednesday, work scheduled by Friday if it has to be.
- 02
Discreet, fast install
One to two days on site. Neutral vans, no logos on the truck, no signage out front. The neighbors do not know it happened. The buyer just sees a home that reads finished.
- 03
Listing differentiator
Privacy film on a primary suite, solar on a glass curtain wall, UV protection on a wine room. These read as care, not as a fix. We share before-after frames for the listing if you want them.
Four grades, one crew.
Architectural-grade films only. Each grade specified pane by pane after a walk-through. The same crew installs on every project, whether the spec is one bathroom or a whole residence.
Privacy & frosted
Primary suites that face the neighbor, ground-floor offices, bathrooms. The most-requested spec on a pre-listing or pre-close install.
Solar & heat rejection
Listings with west exposure, glass curtain walls, oceanfront orientations. Reduces solar load and keeps art and finishes from cooking through a long showing season.
UV protection
Art-collecting buyers, fine-stone interiors, designer textiles. More than 99% UV rejection. A line-item the listing can credibly claim and the inspector can verify.
Security & anti-shatter
Ground-floor primary suites, executive residences, properties with security profiles. A move-in upgrade buyers usually do not get to until year two.
Hollywood, Florida studio. We have worked pre-close and pre-listing engagements across Miami-Dade, Broward, and Palm Beach. Architectural-grade films only.
The questions we get on every introduction call.
- Can this be billed at close?
- Yes. We invoice the title company, the seller, or the buyer, whatever the contract calls for. We have closed inside three-day timelines when the close was already on the calendar.
- Will buyers still see clear glass?
- Yes. The films we install are spec'd to read as glass, not as tint. We sample-pane on site so the buyer or the agent can hold the film against the actual window and approve the look before we order.
- What is the listing-day turnaround?
- Walk-through within three business days. Quote within one. Install within one to two days of approval. End to end, listing-ready in under two weeks if the schedule is tight.
- Do you have a referral program for agents?
- Yes. A flat referral fee on every project that closes from your introduction, paid the same week we are paid. Details on the call.
- Can you provide before-after photos for marketing?
- Yes. We shoot frame-matched before-afters on every project and license them to the listing agent for use on the listing, social, and any post-close marketing.
